Project Description
A design-build renovation of a historic 6,000 sq ft, two-story building. Over its 100-year history, the structure had undergone three additions and had settled seven inches downhill, requiring significant structural intervention.
Structural Realignment and Leveling
To address the settling, we utilized hydraulic jacks and reinforced wood beams to lift the second floor, followed by leveling the lower floor to ensure a stable and even foundation.
Full Interior Gut and Modernization
The renovation involved a full interior gut, including the replacement of outdated knob-and-tube electrical systems. We upgraded the subflooring, which included a combination of concrete slabs and framed footings, ensuring structural integrity and durability.
Energy Efficiency and Modernization
The building was brought up to modern standards with the installation of proper insulation throughout and energy-efficient windows, significantly improving thermal performance and overall aesthetics.
Adaptive Reuse and Conversion
Previously serving as a public grange, the building was transformed into a mixed-use space that now includes four residential units and a commercial area, revitalizing the structure for modern use while maintaining its historic charm.
Project Highlights
This project exemplifies our expertise in transforming historic buildings, combining structural reinforcement with modern amenities to create sustainable, functional spaces for today’s needs.
Project Description
A design for a 700 sq ft Accessory Dwelling Unit (ADU) that combines affordability with modern, minimalist aesthetics. The design maximizes space with high ceilings and abundant natural light through large windows, creating an open, airy feel. The ADU features a slab-on-grade foundation with polished concrete floors, contributing to its clean and contemporary style.
Modern Minimalist Design
To maintain a minimalist, modern look, the exterior combines metal roofing with a mix of metal and batten board siding. The compact design includes two bedrooms—one in a loft—and a standard-size kitchen and living room, all within a strict budget and footprint.
Design Highlights
This design demonstrates our ability to create functional and stylish living spaces while adhering to strict budget and space constraints.
Project Description
A design and build support project for a 1,700 sq ft multi-generational home in Vader, Washington, focused on creating large, open living spaces and compact bedrooms to accommodate a growing family with married children and grandchildren. The design emphasized natural sunlight and featured a warm, minimalist modern aesthetic that maximized the use of small spaces.
Modern Minimalist Design
The home was designed with a minimalist approach, blending simplicity with warmth to create a welcoming environment for multiple generations. The large living spaces were complemented by an abundance of natural light, while the smaller bedrooms maintained a cozy, functional feel.
Design Highlights
This project showcases our ability to create thoughtful, functional designs that balance modern aesthetics with the practical needs of multi-generational living.
Project Description
A design-build renovation of a 900 sq ft single-story structure. The original building lacked insulation and foundation and required significant structural improvements.
Structural Lifting and Demolition
To address foundational issues, we lifted the entire structure using hydraulic jacks, then demoed the building down to the studs, preparing it for a complete overhaul.
Full Remodel and Expansion
The project involved updating the building’s wiring and plumbing, as well as fully insulating the structure. An addition was also constructed, transforming the home into a 1,160 sq ft, ADA-accessible two-bedroom, one-bathroom residence.
Modernization and Insulation
All walls were properly insulated to improve energy efficiency and comfort, ensuring the structure meets modern building standards.
Project Highlights
This project showcases our ability to revitalize and expand outdated structures, turning them into modern, functional homes.
